Managing a Rental in India From the UAE: Short Flights, No Home Tax and TDS Still Applies

For owners in Dubai, Abu Dhabi and Sharjah, India is a short flight and an hour and a half ahead in time. That makes it easy to over-rely on visits and phone calls. It also means one rule dominates your tax picture: the UAE has no personal income tax, so the Indian TDS and your Indian return carry most of the weight. This guide covers what that means in practice.

Time zone and travel

India is 1.5 hours ahead of the UAE all year (the UAE does not change clocks). Calls rarely clash. Flights to the Indian metros are short, so UAE-based owners can visit often, which makes it tempting to handle everything in person. The trap is that visits do not replace records: rent received, deposits and repairs still need a written trail, especially when you are not there for months.

The tax picture is simpler, but not nil

Our DTAA guide explains that the UAE levies no personal income tax on individuals, so there is nothing to report at home and no home tax to credit. India still taxes the rent. Your tenant deducts about 31.2% at the source (how it works), and your actual liability is settled by filing an Indian return (guide).

Why this makes the lower certificate more valuable. With no UAE tax to offset, any excess Indian TDS is simply cash you are waiting to get back. If your real Indian tax is a fraction of the TDS, apply for a lower deduction certificate early in the year.

Check whether you are "deemed resident". Indian tax law treats an Indian citizen as resident (not ordinarily resident) if their Indian income, excluding foreign income, exceeds ₹15 lakh in a year and they are not liable to tax in any other country. Because the UAE levies no personal income tax, UAE-based owners with high Indian rent or a large capital gain should ask a CA whether this applies, since it changes how TDS and the return work.

A tax residency certificate may still matter

To rely on treaty benefits in India you typically need a tax residency certificate from the country where you live, plus a self-declaration form. A certificate does not reduce the TDS on rent, which India taxes in full; it matters for other Indian income such as NRO interest. Keep your UAE certificate current and give a copy to your Indian CA each year.

Moving the rent to the UAE

Rent is paid in rupees into your NRO account. To bring it to a UAE account, follow the Form 145 / 146 process. Some owners keep a portion in India for property tax, repairs and a future purchase, which avoids a currency conversion in each direction.

A UAE-based owner checklist

  • NRO account in your name, with an Indian mobile that you keep active.
  • A signed agreement that includes the TDS clause, the maintenance split and the deposit terms (security deposit rules).
  • Tenant details registered with the local police (city guides).
  • A property tax calendar for your city (Hyderabad, Chennai, Mumbai).
  • A caretaker or relative with a written, limited authorisation (PoA guide).

Why UAE-based owners should still document everything

Because you can fly in, disputes feel solvable in person. They rarely are. A deposit disagreement over damage that predates your visit comes down to photographs and receipts. Take dated move-in photographs with the tenant before they take possession and keep them with the agreement.

Where Rent Connect fits

Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.

It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

How this page was checked

Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

What we could not verify: We did not check UAE federal or emirate sources for any recent tax changes; the "no personal income tax" statement follows our existing DTAA guide. The tax residency certificate point is a general requirement, not confirmed against the current Indian rules.

Frequently asked questions

Do I pay UAE tax on rent from India?

The UAE levies no personal income tax on individuals, so there is no UAE tax return for this income. India taxes the rent.

Is the TDS on rent still 31.2% for UAE residents?

Usually, yes: the TDS follows your Indian residential status, not your country. One exception matters in the UAE: an Indian citizen with more than ₹15 lakh of Indian income who pays no tax anywhere else can be deemed resident in India. Ask a CA if that could be you.

Do I need a UAE tax residency certificate?

To rely on treaty benefits in India you typically need one, plus a self-declaration. Keep it current.

How do I bring the rent to a UAE bank?

From the NRO account through the Form 145 / 146 process, once tax is settled.

Should I just manage it on my visits?

Visits help but do not replace records. Keep receipts, photographs and the agreement organised for the months you are away.

General information, not tax advice. Confirm with an Indian chartered accountant and a UAE adviser.
