Managing a Rental in India From Canada: T1135, Foreign Tax Credit and Time Zones
Canada is a large source of Indian NRI owners, and it has a reporting rule that surprises many of them: if the total cost of your foreign property is more than CAD 100,000, you may need to file a T1135 each year, and a rented flat in India counts. This guide covers that rule, how rent is reported, and the routine of managing across time zones.
The T1135: the rule most owners miss
Canadian residents who own specified foreign property with a total cost above CAD 100,000 at any time in the year must file Form T1135. The CRA instructions place real property outside Canada in the category unless it is used exclusively in an active business or primarily for personal use; a flat you rent out in India is reportable. Part A (the simplified method) is for a total cost above CAD 100,000 but below CAD 250,000 throughout the year; Part B (detailed) applies at CAD 250,000 or more. "Cost" is generally your acquisition cost, converted to Canadian dollars at the exchange rate at the time of purchase. Indian bank accounts count towards the total.
Reporting the rent
- Foreign rental income goes on your Canadian return whether or not tax was paid abroad. Sources describe the real estate rental statement (T776) as the place to report it, with each month converted at the rate of the day or a consistent average.
- Foreign tax paid can be credited on the foreign tax credit form (T2209), under the tax treaty. Our DTAA guide explains the credit logic.
- Keep the Indian TDS certificates and your Indian return as proof of the tax paid.
Indian tax first
Your tenant deducts about 31.2% of every payment (the rule from April 2026). File an Indian return to settle the true liability (guide) or apply early for a lower deduction certificate.
The time-zone routine
Canada's time zones run from 9.5 hours (Eastern, summer) to 13.5 hours (Pacific, winter) behind India, with Newfoundland and the Atlantic provinces closer (8 to 9.5 hours). Pick a slot that suits both ends: early morning on the west coast is evening in India, while on the east coast an early-morning call reaches India in the afternoon. Keep everything else in writing.
Getting the rent home
Rent arrives in an NRO account; after tax, remit it with the Form 145 / 146 process once tax is settled. Keep a monthly record of rupee amounts and dates: you will need them to convert to Canadian dollars.
Checklist
- Calculate the total cost of your foreign property and accounts each year to decide whether a T1135 is due.
- NRO account and Indian mobile; PAN linked.
- A written agreement with a TDS clause and a deposit record (security deposit rules).
- A caretaker with limited written authority (PoA guide).
Where Rent Connect fits
Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- Canada Revenue Agency: Foreign Income Verification Statement (T1135)
- Remitbee: foreign income reporting in Canada (T776, T2209)
- H&R Block Canada: foreign investment income and T2209
What we could not verify: The T1135 rules were read from CRA search summaries and the form guide, not the full instructions. We did not review the Canada–India treaty text, so the credit detail is left to the DTAA guide and a Canadian preparer.
Frequently asked questions
Do I need to file a T1135 for a flat I rent out in India?

Is Indian rent taxable in Canada?

What is the difference between Part A and Part B of the T1135?
Part A is the simplified method for a total cost above CAD 100,000 but below CAD 250,000. Part B is the detailed method for CAD 250,000 or more.
Does the Indian TDS reduce my Canadian tax?
It can, through the foreign tax credit, within limits. Keep the TDS certificates and your Indian return.
Does an Indian bank account count for the T1135?
Funds held outside Canada count towards the total cost of specified foreign property, so include your Indian accounts in the calculation.
General information, not tax advice. Consult a Canadian tax preparer and an Indian chartered accountant.
