How to Pay Chennai Property Tax from Abroad: GCC Half-Yearly Guide

Chennai bills property tax twice a year, and the corporation has been chasing large arrears: in September 2026 it reported tax arrears and current dues of about ₹847.80 crore and asked owners to clear them by 30 September. For an owner abroad the half-yearly cycle is the main trap, because it is easy to pay once and forget the second half. Here is how it works.

30 September is not the due date. In September 2026 the Commissioner appealed to owners to clear current and pending dues by 30 September. That was an appeal, not a penalty-free deadline. During October, the second-half rebate window (reported as 1 to 30 October) may be open: check the GCC portal today.

Why the half-yearly cycle trips owners abroad

A relative may pay the April half and then lose track; the October half arrives with no tenant-facing reminder. A simple fix is to set two recurring calendar reminders, one for the start of April and one for the start of October, and to pay both halves from the same account so the receipts line up for your CA.

Step by step

  1. Find your assessment number and zone from an earlier receipt.
  2. Open the GCC portal or the Namma Chennai app and check dues, including arrears.
  3. Pay by UPI, card or net banking; download the receipt for the half.
  4. Repeat for the other half.

Paying from abroad

The Greater Chennai Corporation accepts UPI through its portal and the Namma Chennai app, and has offered WhatsApp QR codes, so a relative can scan a QR on your behalf and you can reimburse them from your NRO or NRE account.

Some city portals accept only Indian UPI, cards or net banking, and a foreign-issued card may be declined. The dependable route is to pay from your Indian account, or to ask a relative to pay and reimburse them.

Keep every receipt: municipal taxes you pay are deducted from the rent when you compute house-property income (how that works in your return).

Chennai owners and the wider paperwork

Many Chennai owners live overseas, and many hold property inherited with siblings. Where several people own one flat, decide who pays the tax and keeps the receipt; do not leave it to "whoever visits". See the Chennai rent agreement guide for the tenancy documents and Chennai tenant registration for the police side. The overview is at Chennai property management.

Where Rent Connect fits

Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.

It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

How this page was checked

Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

What we could not verify: We could not open the GCC site. The due dates, grace period and second-half rebate are reported inconsistently across guides and news reports and are stated as reported, not as settled; the October rebate window rests on one guide.

Frequently asked questions

How often is Chennai property tax paid?

Twice a year, in two half-yearly instalments. Guides report that each half is due within its first 30 days (by 30 April and 30 October), with 1% a month added after that. Check your bill.

Is there an early payment rebate?

Reports describe a 5% rebate, capped at ₹5,000, for paying within the first 30 days of a half-year. It was reported for April 2026 and, in one guide, for October as well.

What is the interest on late payment?

Reports say 1% a month on the outstanding amount after the due date.

How do I pay from abroad?

Online through the GCC portal, the Namma Chennai app or the TN Urban e-Sevai app. If foreign cards fail, pay from an Indian account or ask a relative to pay.

Does the tenant pay the tax?

The owner is liable. You can agree in writing that the tenant pays and deducts it from rent.
