Managing a Rental in India From the UK: Self Assessment, Time Zones and Getting Rent Home
The UK is close enough in time to India for live calls, which tempts owners to run everything by phone. The risk sits elsewhere: the UK taxes UK residents on their worldwide income, so the rent you collect in India normally has to appear on your Self Assessment return. This guide covers the routine and the UK reporting duty.
The time-zone routine
India is 5.5 hours ahead of the UK in winter (GMT) and 4.5 hours ahead in summer (BST). Late-afternoon UK time is late evening in India: a good window for a call with a tenant or caretaker. Unlike for the US, you can often settle issues the same day, so make it a rule to put the outcome in writing afterwards.
What HMRC expects
GOV.UK says UK residents will normally pay UK Income Tax on foreign income, and lists rental income on overseas property among the income you may need to pay tax on. You usually report it in a Self Assessment return, and you may be able to claim relief if you are taxed in more than one country. If the foreign tax has not yet been paid, you may need a certificate of residence for the other country's tax authority.
In practice: register for Self Assessment if you are not already, keep the Indian tax figures from the TDS certificates and your Indian return, and use them to claim relief. The credit mechanism and its cap are described in the DTAA guide.
GOV.UK also says you may not have to pay UK tax on foreign income if you qualify for Foreign Income and Gains relief, the four-year regime for people who have recently become UK resident after a long period abroad. If you moved to the UK recently, ask a UK adviser whether it applies before you report the Indian rent.
Indian tax first
- Your tenant must deduct tax from the rent: about 31.2% (the rule from April 2026).
- File an Indian return to settle the real liability and claim back any excess (NRI ITR guide).
- If your Indian tax is likely to be far below the TDS, apply for a lower deduction certificate.
Bringing the money to the UK
Rent goes to your NRO account and is remitted after tax with the declaration and, where needed, a CA's certificate (Form 145 / 146). The UK taxes the rent as it arises, whether or not you bring it to the UK, so have your Indian tax figures ready for the return whenever you move the money.
What UK-based owners often get wrong
- Forgetting that exchange rates move between months; convert each month's rent or use a consistent, documented rate.
- Treating an informal arrangement with a relative as free: the real cost of relying on family shows where it breaks.
- Letting the Indian and UK tax years slip out of step. The Indian year runs 1 April to 31 March; the UK year runs 6 April to 5 April. Keep a spreadsheet by month so that each tax year can be assembled quickly.
Set-up checklist
- NRO account and an active Indian mobile number.
- A tenant who has a TAN and agrees to deduct TDS.
- A caretaker with a signed authorisation for keys and repairs; avoid a broad Power of Attorney (guide).
- A property tax reminder for the city (Hyderabad, Bangalore, Mumbai).
Where Rent Connect fits
Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- GOV.UK: tax on foreign income, rent and income from property
- Income Tax Department: Section 393, Income-tax Act 2025
- Rent Connect: DTAA and NRI rental income by country
What we could not verify: The GOV.UK page does not name the SA106 form or explain how credit is claimed, so we do not state either here; the credit mechanism is covered in the DTAA guide. The conditions of Foreign Income and Gains relief and the UK residence tests were not reviewed.
Frequently asked questions
Do I pay UK tax on rent from a flat in India?
If you are UK resident you normally pay UK Income Tax on foreign income, including rent from overseas property, and report it in Self Assessment. You may be able to claim relief for the Indian tax.
How far ahead is India of the UK?
5.5 hours in winter and 4.5 hours in summer, so a late-afternoon call in the UK reaches India in the evening.
Do I need a certificate of residence?
GOV.UK says you may need one if you have not yet paid the foreign tax. For Indian purposes you may need a tax residency certificate to support treaty claims.
Can I send rent to my UK bank directly?
Rent is normally paid into your Indian NRO account and sent abroad with the Form 145 / 146 paperwork; if your bank credits rent to an NRE account instead, that balance can be moved abroad directly. Ask your bank before arranging a direct overseas payment, because TDS still applies.
Do I still need an Indian tax return?
Yes. Filing is how you settle the Indian tax and claim a refund of excess TDS.
General information, not tax advice. Consult a UK accountant and an Indian chartered accountant.
