How to Pay Hyderabad Property Tax from Abroad: GHMC, Cyberabad and Malkajgiri Corporations
Property tax is the bill that tends to be forgotten when the owner lives abroad and the tenant pays rent but never sees the municipal demand. Since February 2026 Hyderabad's property tax has been collected by three corporations instead of one. GHMC covers the old city, Secunderabad and Shamshabad; the Cyberabad Municipal Corporation covers the Serilingampally, Kukatpally and Qutbullapur zones, which include Gachibowli and Kondapur; and the Malkajgiri Municipal Corporation covers the Malkajgiri, Uppal and LB Nagar zones. Check your latest bill or PTIN search to see which one bills you.
Which corporation bills your flat
By a government order in February 2026 (GO Ms 55) the Greater Hyderabad Municipal Corporation was split into three bodies. The zone-to-corporation mapping above is from press reports of that order; boundaries can be fine-grained, so rely on the corporation named on your latest bill, not on the locality name. Older guides that say "GHMC" for all of Hyderabad are out of date.
At a glance
| Item | Detail |

| Early payment | Each corporation ran a 5% early-bird rebate in April 2026. Collections reported for the month: GHMC ₹441.88 crore, Cyberabad ₹510.33 crore, Malkajgiri ₹260.23 crore |

What the early-bird scheme tells you
Hyderabad has for several years run a 5% rebate for owners who pay in full early in the financial year, and sources disagree on the cut-off for any given year (end of April, end of May, and in one guide July). Because FY 2026-27's window has already closed by the time you read this, the useful takeaway is the pattern: pay in April or May and keep the rebate. Look for your corporation's notice at the start of the next financial year rather than relying on any blog's date.
For FY 2025-26 GHMC also ran a one-time scheme waiving 90% of interest on arrears if they were cleared before 31 March, with payment only through online modes. Schemes like this show up when arrears pile up, so check whether one is open before paying arrears at full interest.
Step by step
- Find your PTIN on an old bill and note which corporation issued it.
- Check the outstanding amount on that corporation's portal, including any arrears and interest.
- Pay by UPI, card or net banking; download the receipt.
- If the property is let, confirm in writing that the owner, not the tenant, pays the municipal tax and that the tenant does not deduct it from rent unless you agree.
Paying from abroad
The GHMC portal and the MyGHMC app are built for Indian users, and we could not confirm whether they, or the Cyberabad and Malkajgiri corporations' channels, accept foreign-issued cards. A relative can pay at a MeeSeva centre using your PTIN (confirmed for GHMC; check the other two corporations), and you can reimburse them from your NRO or NRE account; make sure the receipt carries the PTIN.
Some city portals accept only Indian UPI, cards or net banking, and a foreign-issued card may be declined. The dependable route is to pay from your Indian account, or to ask a relative to pay and reimburse them.
Keep every receipt: municipal taxes you pay are deducted from the rent when you compute house-property income (how that works in your return).
Flats in gated communities
For a flat in a gated community around Gachibowli or Kondapur the PTIN is for your individual unit, and your bill should now come from the Cyberabad Municipal Corporation (check the corporation named on your bill). Make sure the assessment name matches the current owner after a purchase: unmatched names are a common reason for failed searches and mismatched demands. The tax is owed on the property whoever's name is on the demand. See Hyderabad property management for the wider picture.
Where Rent Connect fits
Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- The South First: Telangana reorganises GHMC into three municipal corporations (GO Ms 55)
- Deccan Chronicle, 2 May 2026: Cyberabad tops early-bird tax collection
- Siasat: GHMC collects ₹441.88 crore in April under early-bird property tax scheme
- Siasat: GHMC offers 90% interest rebate on property tax before March 31
What we could not verify: We could not open ghmc.gov.in or the new corporations' sites. Which corporation bills a particular flat, and which portals the Cyberabad and Malkajgiri corporations use, were not confirmed. The zone-to-locality mapping and the 2% monthly interest are from press reports and one guide.
