Managing a Rental in India From the USA: Time Zones, FBAR and Getting Rent Home

US-based owners of Indian flats usually manage well until the paperwork collides: the Indian TDS, the NRO account that now has to be reported to the IRS, and a tenant who is awake when you are asleep. This guide covers the routine and the reporting duties specific to the US. The tax-credit mechanics are in our [DTAA guide](/guides/dtaa-nri-rental-income-by-country).

The time-zone routine

India Standard Time is 9.5 hours ahead of US Eastern Time in summer and 10.5 hours ahead in winter; Pacific is 12.5 or 13.5 hours behind. The practical effect: your evening is your tenant's morning. Fix a standing 15-minute slot, for example 8:30 pm Eastern for 6 am the next morning in India, for rent follow-up and repair approvals, and put everything else in writing so that nothing waits on a live call.

What the IRS expects about your Indian accounts

The NRO account that receives the rent is a foreign financial account for US purposes. Two separate reports can apply, and they use different thresholds.

ReportThreshold (from the IRS)Notes
FBAR (FinCEN 114)Aggregate value of foreign accounts above $10,000 at any time in the calendar yearDue 15 April, with an automatic extension to 15 October
Form 8938 (FATCA), living in the US, singleMore than $50,000 at year end or $75,000 at any timeMarried filing jointly: $100,000 / $150,000
Form 8938, living abroad, singleMore than $200,000 at year end or $300,000 at any timeMarried filing jointly: $400,000 / $600,000

Add up every foreign account, not only the NRO: an NRE account, a fixed deposit and a joint account with a parent count too. The rental income itself goes on your Form 1040 (Schedule E), and the Indian tax is credited using Form 1116, as described in our DTAA guide.

Getting the rent home

  1. Rent lands in the NRO account after the tenant deducts TDS (how TDS works from April 2026).
  2. You settle your Indian tax, then follow the Form 145 / 146 repatriation process.
  3. Compare your bank's exchange rate with a remittance provider's; on a few lakh rupees a month the spread matters.
  4. Keep the remittance record: your US preparer will want the amounts and dates.

Things US-based owners commonly miss

  • Not reporting the NRO balance because "it is just a savings account".
  • A tenant who has never heard of TDS and pays the full rent; the deduction is the tenant's legal duty.
  • Signing before the e-stamp is bought, or after the tenant has moved in. Buy the stamp first and sign before the keys change hands (online rent agreement guide).
  • One relative doing everything. Spread the load: a caretaker for keys and visits, an accountant for tax, and a written record of rent received.

Set-up checklist before you travel back to the US

  • NRO account with an Indian mobile number that stays active.
  • PAN linked to the account; Indian e-filing account created.
  • A written agreement with a clause on TDS and who pays municipal tax.
  • A local person with a signed authorisation letter, not a blanket Power of Attorney (PoA guide).
  • A calendar for property tax, rent review and the 31 July Indian filing date.

Where Rent Connect fits

Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.

It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

How this page was checked

Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

What we could not verify: The FBAR and Form 8938 figures were read from IRS pages. How the India–US treaty affects rent for a US citizen was not resolved: sources disagree, so we do not state it; ask a US preparer familiar with India.

Frequently asked questions

Do I have to report my Indian NRO account to the IRS?

If the combined value of your foreign accounts exceeded $10,000 at any time in the calendar year, you must file an FBAR. Form 8938 has higher thresholds, which depend on filing status and where you live.

Is my Indian rent taxable in the US?

Yes, as a US taxpayer you report worldwide income, including Indian rent. You claim a foreign tax credit for the Indian tax. See the DTAA guide for the mechanics.

How do I manage the flat when India is 10 hours ahead?

Use one standing weekly call slot, put approvals and receipts in writing, and have a local person for anything physical.

Can I get the rent into my US bank account directly?

Rent is normally paid into your Indian NRO account and sent abroad with the Form 145 / 146 paperwork; if your bank credits rent to an NRE account instead, that balance can be moved abroad directly. Ask your bank before arranging a direct overseas payment, because TDS still applies.

Do I need a Power of Attorney to manage from the US?

Not for most routine tasks. Prefer limited authorisation letters; the PoA guide explains when one is genuinely needed.

General information, not tax advice. Consult a US tax preparer and an Indian chartered accountant for your facts.

Manage your Indian property from anywhere

WhatsApp rent reminders, a receipt for every paid month, tenant details and the agreement on one record, and a Deposit Ledger that records the deposit without holding it. Someone local still handles keys and repairs.
