Managing a Rental in India From Singapore: The Foreign-Income Exemption and Practical Routine
Singapore sits close to India in time and, for resident individuals, is among the friendliest of the major NRI countries on tax: foreign-sourced income received in Singapore is generally exempt. That does not remove India's TDS or your Indian return. This guide explains the split and the day-to-day routine.
The Singapore side: generally exempt
IRAS guidance summarised in its e-Tax guide says that foreign-sourced income received in Singapore by resident individuals, other than through a Singapore partnership, is exempt from tax where the Comptroller is satisfied the exemption is beneficial to them. This is a domestic exemption, separate from the treaty credit that other countries use (our DTAA guide covers Singapore alongside the others). Singapore taxes individuals' foreign income only when it is received in Singapore, and foreign income received by resident individuals is generally exempt, so Indian rent is generally untaxed there either way.
Check your status. The exemption applies to resident individuals. If you are not a Singapore tax resident, or you hold the property through a partnership or company, the position differs. Confirm with IRAS or a Singapore adviser.
The India side does not change
- Your tenant deducts about 31.2% of every payment (rule from April 2026).
- File an Indian return to settle the liability and claim back any excess (guide).
- Because there is generally no Singapore tax to offset, excess TDS is pure waiting money. A lower deduction certificate is worth considering.
Time and travel
Singapore is 2.5 hours ahead of India all year, so calls rarely clash with working hours, and flights are short. That tempts owners to rely on visits. Keep a written record anyway: rent received, deposit paid, repairs approved.
Moving the rent to Singapore
Rent goes to your NRO account in rupees. Remit it after tax through the Form 145 / 146 process once tax is settled. Compare your bank's exchange rate with a remittance provider's.
A Singapore-based owner checklist
- NRO account and an Indian mobile that stays active.
- A written agreement with a TDS clause and the deposit terms (security deposit rules).
- Tenant registration with the local police (police guides by city).
- A caretaker with limited written authority rather than a broad Power of Attorney (PoA guide).
- A property tax reminder (Chennai, Hyderabad).
Where Rent Connect fits
Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- IRAS e-Tax Guide: Tax Exemption for Foreign-Sourced Income
- Rent Connect: DTAA and NRI rental income by country (Singapore section)
- Income Tax Department: Section 393, Income-tax Act 2025
What we could not verify: The IRAS individual-income pages could not be opened; the exemption is from a search summary of IRAS's e-Tax guide, which addresses companies in more detail than individuals. Treat the position as general and confirm with IRAS.
Frequently asked questions
Do I pay Singapore tax on rent from India?
Foreign-sourced income received in Singapore by resident individuals is generally exempt, other than through a Singapore partnership. Check your status with IRAS.
Does the exemption remove the Indian TDS?
No. India taxes the rent at source (about 31.2%) and you settle the final tax by filing an Indian return.
How far ahead is Singapore of India?
2.5 hours, all year round.
How do I bring rent to Singapore?
From the NRO account through the Form 145 / 146 process, once tax is settled.
Should I apply for a lower TDS certificate?
If your Indian tax liability is clearly below the TDS and there is no Singapore tax to offset, it can save you waiting for a refund.
General information, not tax advice. Consult a Singapore tax adviser and an Indian chartered accountant.
