Tenant Police Verification in Noida & Greater Noida: Owner Guide
Noida and Greater Noida come under UP Police's Gautam Buddh Nagar commissionerate, and many societies will not issue access cards without the police acknowledgement. This guide covers the portal, the app, the documents and society rules.
Online or at the station
- UP Police portal. Guides describe a tenant-verification service on the UP Police citizen-services site: select tenant verification, enter owner and tenant details, and confirm with a security code sent to the tenant's phone.
- UPCOP app. The same service is described as available through the UPCOP mobile app, so an owner can file from home (one guide says the app does not yet offer it, so check).
- Station. File the printed form at the police station that covers the property and keep the stamped acknowledgement.
- Fee and time. One guide gives about ₹50 and 5 to 15 days; another says there are no specific rules. We found no official figure, so none is stated.
The legal footing
One of the guides we read says there are no specific statutory rules for tenant verification in Noida; others call it mandatory. That disagreement is typical. Where police have cited a legal basis it is usually a commissioner's order under Section 163 of the BNSS (the successor to CrPC 144), enforced under Section 223 of the BNS (the successor to IPC 188); Pune police used exactly this route in August 2026. We did not find the current order for this city, so ask your local station which order applies.
Documents
| From | Typically needed |
|---|---|
| Tenant | Passport-size photograph; Aadhaar, PAN, driving licence, passport or ration card; occupation and workplace details |
| Owner | Photo ID, ownership proof (registry, allotment letter or builder-buyer agreement for a new flat) |
| Both | Signed rent agreement |
Greater Noida West and new-tower owners
Many Noida owners are first-time owners of under-construction flats that were handed over recently. Societies in Noida Extension and Greater Noida West often run their own tenant registration, asking for the police acknowledgement, the agreement and a society form before issuing access. Register with the police first, then take the acknowledgement to the society. See the Noida property management guide for the wider market.
Noida is not Delhi or Gurgaon
A Noida flat is under UP Police. The Delhi portal and the Haryana login do not apply. If you own flats in more than one NCR city, keep a separate acknowledgement folder per force. Compare the Delhi and Gurgaon processes.
If you live abroad
File through the portal or app with an Indian mobile number. A relative can take the signed form to the station with your authorisation if needed. Note that the security code goes to the tenant's phone in the flow guides describe, so coordinate timing with your tenant.
Where Rent Connect fits
The paperwork around a tenancy is easier when it lives in one place. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- Housing.com: Noida police verification for tenants
- NoBrokerHood: tenant police verification online in Noida
- Punekar News, 8 August 2026: BNS 223 / BNSS 163 enforcement example
What we could not verify: No UP Police or Gautam Buddh Nagar commissionerate page could be opened, so the portal, UPCOP app and fee details come from third-party guides that conflict on the fee and the legal basis.

Guides describe an online service on the UP Police citizen portal and the UPCOP app. Confirm the current portal name and steps on the official UP Police site.

Do societies in Greater Noida West need it?
Many do. Societies commonly ask for the police acknowledgement and the signed agreement before issuing access cards.
Does the Delhi Police portal cover Noida?
No. Noida is under Uttar Pradesh Police.
