Tenant Police Verification in Pune: Pune City vs PCMC and How to File
On 8 August 2026 Pune City Police acted against 113 property owners and PG operators in areas such as Kothrud, Deccan, Khadki and Loni Kalbhor for not giving tenant details to the police. If you rent out a flat in Pune, this is the one compliance step with an actual enforcement drive behind it. Here is how to do it, and which police force you file with.
What happened in August 2026
Local press reported that Pune City Police found owners and PG operators who had let rooms without executing proper rental agreements and without sending tenant details to the police station. Action was started under Section 223 of the Bharatiya Nyaya Sanhita for alleged violation of orders issued under Section 163 of the BNSS, and action was initiated against 113 property owners and PG operators. The drive was led by DCP (Special Branch) Dr Prashant Amrutkar and covered areas including Kothrud, Deccan, Ambegaon, Narhe, Chatushrungi, Khadki, Lonikand and Loni Kalbhor.
Pune City Police or Pimpri-Chinchwad?
Pune has two city police forces, plus Pune Rural Police for district areas outside both commissionerates. Pune City Police covers areas such as Kothrud, Deccan, Kalyani Nagar and Hadapsar. Pimpri-Chinchwad has its own police commissionerate that covers Hinjewadi, Wakad and Pimpri-Chinchwad, and it runs its own channel. Hinjewadi and Wakad are among the most popular IT rental belts, so many owners are on the PCMC side without realising it. Check the station limits before you file.
Two ways to give the police the details
- Pune Police Citizen Portal. The Pune City Police website and Citizen Portal offer a tenant / paying-guest information request that sends your details to the concerned police station.
- Register the agreement electronically. Pune city is among the first places where e-registered leave and licence agreements flow into the police crime-tracking network. A June 2025 report said the integrated system was working at 64 police stations in Pune city and 34 in rural Pune, and that officials urged owners to register through the official IGR portal.
- Paper form. Where neither applies, for example an old stamp-paper agreement, take the tenant form to the station and keep the acknowledgement.
Student and PG tenancies are where enforcement concentrates
Pune has a large student population and a lot of shared accommodation. The August 2026 drive named PG operators alongside flat owners, and PG guests change often, so the intimation has to be repeated for each new person rather than once per flat. If you let rooms individually, file for each occupant. If you let the whole flat to a company or to a group of friends, file all names.
Documents to keep ready
| From | Typically needed |
|---|---|
| Tenant or PG guest | Photograph, government photo ID, permanent and current address, and the workplace or college ID card |
| Owner | Photo ID, proof of ownership and the property address as it appears on the tax bill |
| Both | Rent agreement (leave and licence) showing the licence period; a registration receipt if registered electronically |
If you live abroad
Maharashtra's IGR registration and the Pune Citizen Portal are online, so an owner abroad can start both with an Indian mobile number. If you need someone to appear at the station for you, a relative or caretaker can usually submit the form with a signed authorisation; confirm with the station. See our Pune rent agreement guide for the registration side.
Where Rent Connect fits
The paperwork around a tenancy is easier when it lives in one place. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.
- Punekar News, 8 August 2026: 113 property owners and PG operators face police action in Pune
- Punekar News, 3 June 2025: Maharashtra digitises tenant verification (CCTNS, 64 Pune stations)
- Housing.com: tenant police verification in Pune, importance and process
What we could not verify: We could not open the Pune Police or PCMC police portals, so the Citizen Portal request name comes from third-party guides, and the Pune City / PCMC area split is stated at the level of well-known localities only. No fee or turnaround is stated because sources disagreed.
Frequently asked questions
Is tenant police verification mandatory in Pune?
Pune City Police have acted under BNS Section 223 against owners and PG operators who did not furnish tenant details, for violating orders issued under BNSS Section 163. In practice, yes: treat it as required for every new tenant or PG guest.
How do I register a tenant online in Pune?
Through the tenant / paying-guest information request on the Pune Police website and Citizen Portal, or by registering the leave and licence agreement electronically on the IGR portal, which feeds police records.
I own a flat in Hinjewadi. Do I file with Pune Police?
Probably not. Hinjewadi and Wakad fall under the Pimpri-Chinchwad police commissionerate. Confirm with the local station and use that force's channel.
Do I have to file separately for each PG guest?
Yes. Each occupant is a separate tenant for the purpose of the police information, and the 2026 drive named PG operators specifically.
Can an owner living abroad comply?
Yes. The portal and the IGR registration run online with an Indian mobile number, and a relative or caretaker can handle any in-person step with your written authorisation, if the station allows it.
General information, not legal advice. Confirm the right police force and current channel with the station that covers your property.
Manage your Indian property from anywhere
WhatsApp rent reminders, a receipt for every paid month, tenant details and the agreement on one record, and a Deposit Ledger that records the deposit without holding it. Someone local still handles keys and repairs.
