Rent Connect vs Square Yards Azuro Property Management: Percentage of Rent or Software?

Square Yards runs a property management service called Azuro. If you are weighing Azuro's managed service against running the flat yourself with software, this page compares the two using Azuro's own page, and is explicit about what Azuro does not publish.

What Azuro says it does

  • Tenant sourcing: listings promoted across property portals, corporate tie-ups and local brokers; it claims Azuro-managed properties rent out three times faster than self-managed listings.
  • Tenant verification: identity, credit history, and civil and criminal court record checks, in its description.
  • Rent collection: digital collection through the app, with settlement to owners within five days.
  • Maintenance: requests handled through the app with vendors it describes as verified; owner approval sought for structural and wear-and-tear repairs.
  • Inspections: move-in and move-out reports and periodic checks.
  • NRI services: time-zone-friendly managers, currency-aware rent tracking, remote document signing and WhatsApp updates, plus an FAQ on rent repatriation.

The fee model

Azuro charges a percentage of the monthly rent collected, and only while the property is tenanted. The page advertises three months of free management (its FAQ says such offers run periodically) and a "no possession, no fee" promise. It does not state the percentage: it says the rate depends on the city, property type and service plan, and that you get a personalised plan. Ask for it in writing before you sign.

To see why the rate matters, take the range commonly quoted for managers generally, 8% to 12% of rent. That is a market range from Bengaluru guides, not Azuro's published rate. On a ₹50,000 rent it would be ₹4,000 to ₹6,000 every month the flat is let: ₹48,000 to ₹72,000 a year, rising with the rent.

Where Rent Connect is different

Rent Connect is built for owners who let whole flats and houses, including owners who live in another city or country. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, generates a rent receipt when a payment is marked paid, keeps tenant details on record, tracks maintenance issues with photos, records vendor jobs (quote, final bill, completion date), and keeps a Deposit Ledger that records the agreed deposit and move-out deductions without holding the money. It is in early access, so there is a waitlist rather than a public sign-up.

A subscription does not rise when the rent does, and nothing is deducted from the rent you collect. In exchange you carry the responsibility: Rent Connect does not send a manager, inspect the flat, source tenants through brokers or run verification checks on your behalf.

How to choose

  • If you want someone accountable on the ground and you accept a percentage of the rent for it, a managed service like Azuro is the category. Ask what happens at renewal, who holds the deposit, and the notice to exit.
  • If you have a trusted local person and want a clear record and lower recurring cost, software fits. Pair it with a rent agreement and tenant registration with the police for your city.

How this page was checked

Competitor details were read from their public pages and listings on 16 October 2026, and are listed below. Products, plans and prices change, so check directly with the provider before you decide.

What we could not verify: Azuro does not publish its percentage, contract terms or the definition of "tenanted" for billing. Its tenant-verification description and settlement time are its own and unverified. The 8% to 12% illustration is a market range, not Azuro's rate.
