Property Management Fees in India: 8-12% of Rent vs a Flat Fee, With Worked Numbers

Property management in India is usually priced as a share of your rent, plus one-off fees when a tenant is placed. That structure feels small each month and large over a year, especially in expensive cities. This guide lays out the typical fee components reported in market guides, runs the arithmetic at three rent levels, and lists the questions that surface hidden charges.

The fee components

ComponentWhat guides reportNotes
Monthly management fee8% to 12% of monthly rent collected (a NoBroker forum answer says 8% to 10%)Some firms charge a flat fee instead
Placement / tenant-finding feeAbout one month's rent, charged when a new tenant is placed; some firms charge halfOften charged again at each new tenancy
Onboarding fee₹1,000 to ₹5,000, one timeAsk whether it is waived
Maintenance and repairsBilled at actual costAsk about markup and who approves spend
Renewal feeNot covered by the guides we readAsk whether one is charged at renewal
Repair coordination marginSome managers add 10% to 15% to repair bills (One City Property)Legitimate only if disclosed upfront

These ranges come from Bengaluru-focused guides (one gives 5% to 10% in its summary; furnished or fully managed homes run higher) and a NoBroker forum answer, not from rate cards, and they are the range for traditional managers, not a quote from any company. A May 2026 analysis for NRIs in Bengaluru estimated that TDS, maintenance, vacancy and management fees can together compress a headline yield by 35% to 45%; that is one analyst's estimate, not a survey.

What 10% of rent costs

Monthly rent10% a month10% over a yearPlus one placement fee
₹25,000₹2,500₹30,000₹25,000
₹50,000₹5,000₹60,000₹50,000
₹1,00,000₹10,000₹1,20,000₹1,00,000

The percentage is the same for every owner, but the cost in rupees climbs with the rent. In a high-rent market like Mumbai the same service costs far more than in a smaller city, while the work does not change in proportion. That is the case for a flat fee: the cost does not rise with your rent.

Flat fees and software

  • Flat-fee managers charge a fixed amount per property per month. Check what it includes.
  • Software subscriptions (including Rent Connect) are a fixed plan price that does not change with the rent and covers the record, not the physical work. Keys, visits and repairs still need a person. See software, a manager or a relative.
  • Do it yourself costs no fees but takes time and, from abroad, depends on someone local.

Questions that surface hidden charges

  1. What is the fee on rent, and on which amount (rent only, or rent plus maintenance)?
  2. Is the fee charged in months when the property is vacant?
  3. Is there a placement fee for each new tenant, and a renewal fee?
  4. Is there a markup on repairs, and what is the spending limit without my approval?
  5. Who holds the deposit, and where does it sit?
  6. What is the notice period if I want to leave, and do I keep my records?

Also remember that if you are an NRI, tax is deducted from your rent before it reaches you: see TDS on rent paid to an NRI. Compare services in Rent Connect vs traditional property managers and Rent Connect vs Azuro.

How this page was checked

Competitor details were read from their public pages and listings on 16 October 2026, and are listed below. Products, plans and prices change, so check directly with the provider before you decide.

What we could not verify: We read search summaries of these sources rather than full articles. No company's rate card was available, the fee ranges are Bengaluru-focused, and the net-yield estimate is one analyst's figure. The tables are arithmetic on the reported ranges.

Frequently asked questions

How much do property managers in India charge?

Guides report 8% to 12% of monthly rent plus a placement fee of about one month's rent and an onboarding fee of ₹1,000 to ₹5,000. Get a written schedule from any provider.

Are property management fees negotiable?

Often, especially for higher rents or multiple properties. Ask about a flat fee, a lower percentage or a cap.

Is the fee charged when the flat is vacant?

It depends on the contract. Some managers charge only while the property is let. Ask in writing.

Is a flat fee better than a percentage?

For higher rents, usually yes, because the cost does not rise with the rent. Check what a flat fee includes.

Do these fees include TDS?

No. TDS on rent paid to an NRI is a separate deduction by the tenant.

Written by Rent Connect, a software vendor. The ranges are market figures, not quotes; ask any provider for a written fee schedule.
