Rent Connect vs Propdial: Software or a Managed Service for Your Flat?

This is not a comparison of two apps. Propdial is a managed property service with people who collect keys, inspect the flat and arrange repairs. Rent Connect is software you run, or share with a caretaker. The right choice depends on whether you want someone else to be responsible for the flat or you want better control over doing it yourself. Here is what Propdial's own site says.

What Propdial offers, in its own words

Property onboarding: after you sign, a dedicated property manager collects the keys and inspects the property.

Tenant onboarding: the team handles tenant checks and rental paperwork; the site says you never need to visit the house.

Owner dashboard: a document vault, tenant transaction history, an expense tracker and inspection reports.

Propdial lists a long set of states and cities (including Gurugram, Noida, Pune, Mumbai, Bengaluru, Hyderabad and Chennai), and says it has customers in more than 50 countries.

What Propdial publishes about fees

Nothing, on the pages we read. The page says Propdial "offers one of the best pricing for this service across the industry" and gives no percentage and no rupee figure. Older press coverage (2017 and 2021) described an annual fee rather than a percentage; those figures are years old and conflict with each other, so do not use them for a decision. Other managers in the market commonly charge 8% to 12% of monthly rent plus a placement fee, according to Bengaluru-focused guides, but that is a market range, not Propdial's rate. Ask for a written fee schedule.

How to choose

Pick a managed service if you cannot rely on anyone local, the flat is vacant or hard to reach, or you want a single party responsible for inspections and repairs. Ask for the fee schedule, the contract term, who holds the deposit and rent, and what happens if you want to leave.
Pick software if you have a trusted person nearby, you want to see every payment and repair yourself, and you do not want a percentage of your rent to go to a third party every month.
Combine them carefully. Some owners use a service for a vacant flat and software once a long-term tenant is in. Do not run both on the same tenancy: you will pay twice and get two versions of the truth.
