Rent Agreement Stamp Duty in Hyderabad (Telangana): Cost, Registration & Steps
Hyderabad guides quote stamp-duty rates that do not agree with each other. This page gives the method, a worked example on a Kondapur flat, the rates in circulation, and the points that do not change: the 11-month norm, who normally pays, and what an owner abroad needs to plan.
What you are paying for
Under Section 17 of the Registration Act, 1908, a lease for more than one year must be registered. That is why most residential agreements in India run for 11 months: they avoid compulsory registration (and the registration fee), though they still need stamp duty.
In Telangana a residential lease is stamped as a lease: duty depends on the rent over the term and, in most sources, on the deposit as well. Registration, if you choose a 12-month-plus term, is paid on top and goes through the Telangana registration department (IGRS).
The rates in circulation
| Lease type | Reported residential rate | Base |
|---|---|---|
| Under one year (for example 11 months) | 0.4% reported | Annual rent; guides differ on whether the deposit is added |
| One to five years | 0.5% reported (higher for non-residential) | Total rent for the term |
| Registration (optional under 12 months) | 0.2% reported | Same base |
We could not find an official 2026 Telangana notification, so treat every number on this page as indicative. The Telangana registration department's own calculator, or the sub-registrar, is the only authority.
A worked example
Take a 2BHK in Kondapur at ₹35,000 a month with a ₹1,75,000 deposit, on an 11-month agreement. Rent for the term is ₹3,85,000; adding the deposit gives ₹5,60,000. At the reported 0.4% for an 11-month lease, the duty is about ₹1,540 on rent alone (₹3,85,000) or about ₹2,240 if the deposit is added (₹5,60,000). Either way it is a few thousand rupees at most: the larger risk is leaving the agreement unstamped, not choosing between the two bases.
Who pays and when
- By default the Indian Stamp Act puts the duty on the tenant (the lessee) unless the agreement says otherwise (reported from secondary summaries of Section 29). In Hyderabad the tenant often pays or the two split it. Write it into the agreement.
- Buy the e-stamp before anyone signs. An agreement stamped after signing can attract a penalty and may not be accepted as evidence until the deficiency is cured.
- Use the property's state for the stamp. A Hyderabad flat needs a Telangana e-stamp even if you live in another state.
If you live abroad
An 11-month agreement avoids the registration visit, so it is the practical route for owners abroad. The stamp can be bought online. Signing is the question: wet-ink signatures need couriering, while an electronic signature such as Aadhaar eSign needs an Indian mobile linked to the signer's Aadhaar. If you need a registered lease, the sub-registrar will want the parties or authorised representatives present: see the Power of Attorney guide before you grant one.

File tenant details with the police as well; the stamp does not do it for you (see Hyderabad tenant police verification). For the clause-by-clause content of an agreement, see the rent agreement format guide.
Where Rent Connect fits
The paperwork around a tenancy is easier when it lives in one place. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

What we could not verify: No official Telangana notification or calculator could be opened. The 0.5%, 0.4% and 0.2% figures are from secondary guides that disagree on the base; the worked example is illustrative arithmetic, not a quote.
Frequently asked questions
What is the stamp duty on a rent agreement in Hyderabad?
Guides report about 0.4% for a lease under a year (0.5% for one to five years), on the rent for the term and in some guides the deposit. We could not confirm an official 2026 notification, so check the Telangana registration department's calculator before buying the stamp.
Is an 11-month rent agreement registered in Hyderabad?
Not necessarily. Under the Registration Act, a lease for more than a year must be registered; an 11-month agreement is outside that rule but still needs stamp duty.
Who pays the stamp duty, owner or tenant?
By default the Stamp Act puts it on the tenant unless the agreement says otherwise. The tenant often pays in Hyderabad, but it is negotiable.
Can I buy the stamp online from abroad?
E-stamps are bought online, but signing and any registration need a plan: courier, electronic signature with an Indian-linked Aadhaar, or an authorised representative.
What happens if the agreement is not stamped?
An insufficiently stamped agreement is not admissible as evidence until the duty and a penalty are paid, which weakens your hand in a deposit or eviction dispute.
General information, not legal advice. Confirm the current rate with the Telangana registration department or a sub-registrar, and take a local advocate's advice on the agreement, before you buy stamp duty.
Manage your Indian property from anywhere
WhatsApp rent reminders, a receipt for every paid month, tenant details and the agreement on one record, and a Deposit Ledger that records the deposit without holding it. Someone local still handles keys and repairs.
