The eight sections every agreement needs
A rent agreement is really eight blocks of information. Missing or vague language in any one of these is where disputes come from later. Use this as a checklist against whatever draft you are reviewing.
1. Parties to the agreement
- Full legal name, age, and permanent address of the landlord/owner (and any co-owners).

- What the deposit can be deducted for — unpaid rent, damages beyond normal wear and tear, unpaid utility bills.

5. Duration, notice period, and lock-in

- Structural or major repairs (typically owner's responsibility — roof, structural walls, major appliances if owner-provided).
- Utility bills — electricity, water, gas, internet — and whose name the connections are in.
7. Usage restrictions and access
- Permitted use — residential only, or residential-cum-professional, stated explicitly.
- Subletting — permitted or prohibited.
- Occupancy limit — number of permitted occupants.
- Owner's right to inspect the property, with reasonable advance notice specified (e.g., 24–48 hours).
8. Renewal and termination terms
- What happens at the end of the term — automatic month-to-month continuation, mandatory renewal negotiation, or vacancy.
- Grounds for termination before term end (non-payment, breach of terms, property misuse).
- Condition-at-handover expectations — the property should be returned in the condition recorded at move-in, normal wear and tear excepted.
