Rent Agreement Stamp Duty in Gurgaon (Haryana): Rates, Registration & Steps

The 6% stamp duty quoted on many Gurugram pages is for buying property, not for a rent agreement. This page sets out the lease figures reported for Haryana, a worked example in Gurgaon rents, and the corporate-lease points that make this market different.

Ignore the 6%

Several Gurugram pages quote 6% or 7% stamp duty plus registration (reported as 7% for men, 5% for women and 6% for joint owners). Those are for buying property. They do not apply to a lease. Leases are charged at a much lower rate.

What is reported for leases

ItemReported rule
Stamp duty, lease under 5 years1.5% of the average annual rent (3% for 5 to 10 years)
RegistrationCompulsory for 12 months or more (Registration Act, 1908, Section 17); 11-month agreements need stamping only
Registration feeOne guide reports a flat ₹1,000; Haryana registration fees are otherwise reported as value-based slabs, so confirm the fee for your lease with the sub-registrar
How it is paidE-stamping through authorised collection centres and the state e-stamping service

A worked example

A flat in Sector 56 at ₹45,000 a month: average annual rent is ₹5,40,000. At 1.5% the stamp duty is about ₹8,100, plus the registration fee (₹1,000 in one guide, slab-based in others). An 11-month agreement still needs stamping at the reported rate; what it avoids is registration and the sub-registrar visit. For a high-rent flat with a large deposit, the registered document is usually worth the extra fee.

Corporate leases

Gurgaon has many tenancies signed by a company for an employee. A company lease is often worth registering, because HR departments expect a registered or at least properly stamped document, and the amounts are larger. Make sure the agreement names the actual occupant, state who pays maintenance and any society charges, and describe what happens if the employee leaves mid-term. Companies sometimes ask for a registered agreement to claim rent deductions; ask the HR team early. See Gurgaon property management.

If you live abroad

Buy the e-stamp online, sign by courier or electronic signature, and keep to an 11-month term unless you have a representative who can attend registration (see the PoA guide). Rent paid to you from India attracts TDS if you are a non-resident: see TDS on rent paid to an NRI.

Where Rent Connect fits

The paperwork around a tenancy is easier when it lives in one place. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.

It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

How this page was checked

Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

What we could not verify: The Haryana stamps and registration department could not be opened. The 1.5% and 3% figures come from two secondary sources, and the ₹1,000 registration fee from one; all are indicative.

Frequently asked questions

What is the stamp duty on a rent agreement in Gurgaon?

Guides report 1.5% of the average annual rent for leases under five years in Haryana. The 6% figure on many Gurugram pages is for property purchase, not rent.

No. Registration is compulsory only for leases above one year; an 11-month agreement needs stamping only.

How is the stamp duty paid?

Through e-stamping at authorised collection centres or the state's e-stamping service.

Who pays the duty?

It is negotiable; write it into the agreement.

Should I register a corporate lease?
