Tenant Police Verification in Chennai: Online Steps for Owners

In Chennai you have two separate duties: tell the police who your tenant is, and document the tenancy under Tamil Nadu's 2017 tenancy law. This guide explains both.

Two different obligations

  • Telling the police who your tenant is. This is the police intimation covered on this page.
  • Documenting the tenancy under Tamil Nadu law. The Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 requires a written tenancy agreement and brings in a Rent Authority. Section 4(3) requires every written agreement to be registered with the Rent Authority; the deadline is set by the rules. Our Chennai rent agreement guide covers stamping and registration.

How owners file the police intimation

  1. Open the Tamil Nadu Police online services site and choose the tenant verification service.
  2. Enter your mobile number and the on-screen security code, then verify the OTP.
  3. Fill the owner section, then add the tenant's details in the following steps.
  4. Upload the tenant's ID proof, recent photographs and the signed rent agreement.
  5. Pay the fee if the portal asks for one and download or save the acknowledgement or certificate once it is issued.

That sequence is from third-party guides. Guides quote ₹500 for an individual (one says ₹1,000 for a company) and about 15 days; we found no official fee schedule, so confirm on the Tamil Nadu Police e-services portal before paying. Offline, take the filled form and photocopies to the local police station.

Chennai specifics

  • Greater Chennai Police limits. Chennai city is under Greater Chennai Police. Tambaram, Avadi and other suburbs sit under their own commissionerates, so check the station for a flat off the OMR corridor beyond the city limit.
  • Many Chennai owners are overseas. Many Chennai owners live overseas. Keep an Indian mobile number active for the OTPs and nominate one local person who can visit the station for you.
  • Associations. Resident associations commonly ask for the police acknowledgement before issuing access.

Where Rent Connect fits

The paperwork around a tenancy is easier when it lives in one place. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.

It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.

How this page was checked

Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

What we could not verify: We could not open the Tamil Nadu Police service, so the steps, fee (about ₹500 per guides) and turnaround (about 15 days) come from third-party guides. The 2017 Act's exact intimation and registration deadlines were reported inconsistently and are deliberately not stated.

Frequently asked questions

Can tenant police verification be done online in Chennai?

Yes, guides describe an online tenant verification service on the Tamil Nadu Police website with OTP login and document upload. Confirm the current steps on the official site.

Is it mandatory for owners in Chennai?

The police expect owners to inform them about tenants, online or offline. We did not find the order Chennai police rely on, so ask the station.

How much does it cost?

Guides quote ₹500 for an individual (one says ₹1,000 for a company). We did not find an official fee schedule. Confirm on the Tamil Nadu Police e-services portal before paying.

Is this the same as the Rent Authority process?

No. Tamil Nadu's 2017 tenancy Act is about documenting the tenancy; the police intimation is about telling the police who lives there. Do both.

Can an NRI owner do this?

Yes. Keep an Indian number for OTPs and have a relative or caretaker handle any station visit with your written authorisation, if the station accepts it.

General information, not legal advice. Confirm the current process with Tamil Nadu Police and the Rent Authority.
