How to Pay Delhi Property Tax from Abroad: MCD, NDMC and UPIC
Delhi has two property-tax authorities, MCD and NDMC, and the tax is self-assessed by the owner. That makes Delhi different from cities where the corporation sends a demand: here the owner declares and pays, and the rebate for paying early is large. If you own a flat in Delhi and live abroad, the key is to know which authority covers your address and to build the annual payment into your calendar.
MCD or NDMC?
Cantonment areas are administered separately from both, so if your flat is inside a cantonment, ask the cantonment board which tax applies.
| MCD | NDMC | |
|---|---|---|
| Covers | Most of Delhi outside the New Delhi Municipal Council area | The central New Delhi area administered by the New Delhi Municipal Council |
| Portal | mcdonline.nic.in (reported) | NDMC's own property tax portal |
| 2026 rebate | 10% on lump-sum payment, extended from 30 June to 31 July 2026 | 10% on payment by 30 June 2026 |
| Late interest | About 1% a month reported by one source | Check the NDMC portal |
Self-assessment
Delhi property tax is self-assessed: the owner declares the property's details (area, use, age and so on), the portal computes the tax, and the owner pays. The property is identified by a unique property ID (UPIC) in the MCD system. Getting the declaration wrong, for example by marking a let flat as self-occupied, can lead to a demand for the difference later, so declare the use accurately and update it when the property is let.
What the early-payment rebate teaches
MCD's 10% rebate for lump-sum payment early in the year was extended in 2026 from 30 June to 31 July, and a press statement called 31 July final. A deadline that moves once can also stay put the next year, so do not plan around an extension: put the payment in your calendar for the first month of the financial year. One older blog still quotes a 15% rebate; ignore it unless the corporation says otherwise.
Step by step
- Find your UPIC or the old property ID on an earlier receipt, and confirm whether you are under MCD or NDMC.
- Log in, verify or update the self-assessment, and read the computed amount.
- Pay online in full if the rebate is open; download the receipt.
- Update your email and mobile on the account so that notices reach you.
Paying from abroad
The MCD and NDMC portals take payments against your property ID, and the portal may ask for an Indian mobile number to send an OTP, so keep your Indian number active. We could not confirm whether foreign cards are accepted.
Some city portals accept only Indian UPI, cards or net banking, and a foreign-issued card may be declined. The dependable route is to pay from your Indian account, or to ask a relative to pay and reimburse them.
Keep every receipt: municipal taxes you pay are deducted from the rent when you compute house-property income (how that works in your return).
Tying it to the tenancy
If your flat is let, write into the agreement who pays the municipal tax (it should be you) and keep the receipts with the tenancy file. The Delhi rent agreement guide covers the agreement; Delhi tenant registration covers the police side; and the overview is in Delhi NCR property management.
Where Rent Connect fits
Most of this is admin that someone has to remember every month. Rent Connect is a property management tool for owners who rent out property in India, currently in early access. It sends WhatsApp rent reminders, records each payment as pending, overdue or paid, and generates a rent receipt when a payment is marked paid. Tenant details, the agreement and maintenance issues (with photos) sit on one tenancy record, and a Deposit Ledger records the agreed deposit and any move-out deductions. The ledger is a shared record only: Rent Connect does not hold the money.
It does not file police intimations, compute or deposit TDS, or file tax returns for you. Those stay with you, your tenant and your CA. To follow the launch, join the waitlist.
How this page was checked
Figures here were compiled on 16 October 2026 from the sources below. Where we could not open an official page, the note at the end says so. Government portals and rates change, so confirm the live number or form with the office before you pay or file.

- Academy Check: Delhi property tax rebate deadline extended to 31 July

What we could not verify: We could not open MCD or NDMC portals. The 1% monthly interest is from one source, and a 2% extra online-payment rebate appeared on only one unofficial site and is not stated.
Frequently asked questions
Is the Delhi property tax paid to MCD or NDMC?
MCD covers most of Delhi; NDMC covers the New Delhi Municipal Council area. Check an old receipt or the relevant portal.
What is the rebate for paying early?
In 2026 MCD offered 10% on lump-sum payment (extended to 31 July) and NDMC offered 10% by 30 June. Read the current circulars before relying on these dates.
What is UPIC?
The unique property ID that MCD uses to identify a property for self-assessment and payment.
What if I declared the flat as self-occupied but let it out?
The use should be declared accurately; an incorrect declaration can result in a demand for the difference. Speak to a local CA or the corporation.
Can an NRI pay Delhi property tax online?
Yes, if the portal accepts the payment method. If not, pay from an Indian account or have a relative pay and reimburse them.
